Bali Property Sustainable Investment Growth in 2025
Bali's property market is expected to continue to grow rapidly in the residential, villa and commercial sectors. Developers are optimistic about the future of property development in Bali, with the combination of a booming tourism sector and increasing foreign investment continuing to drive up property prices.

Who would have thought that the appeal of Bali as a top tourist destination plays a major role in this trend. Despite challenges such as fluctuating regulations and environmental concerns, Bali's global status as a tourist hub remains a major driver of property demand.
Opportunity
The latest data from Bali's Ngurah Rai International Airport revealed that international tourist arrivals jumped to 5.63 million during the first eight months of 2025, up 24.8% from the same period the previous year. The largest number of visitors came from Australia, followed by tourists from India, China, the UK and South Korea.
According to independent data provider REID, property prices in Bali have risen by an average of 7% per annum over the past five years, with some areas experiencing more significant growth. The island also offers the highest rental yields in Indonesia, underlining its appeal as an investment destination.

A growing trend among tourists is a shift in interest to new areas in western Bali, including areas such as Seseh, Kedungu, Cemagi, Tabanan and Pererenan. These locations open up new opportunities for real estate development. While popular spots such as Sanur, Seminyak and Ubud remain in demand, the younger generation is increasingly drawn to areas that offer a closer connection to nature and a greener environment.
Bali’s rapid infrastructure development, including projects such as the Bali Urban Subway, is expected to further boost property values in areas served by public transportation lines. Cities with established MRT or LRT systems have historically seen significant property price increases in neighborhoods connected to these transportation networks.
Investment
Property buyers in Bali generally fall into two main categories: local investors looking for business opportunities and international buyers looking to own a piece of land in one of the world’s most sought-after destinations. Among foreign buyers, the majority come from Australia, Europe and Southeast Asia, often choosing ownership schemes that cater to global investors.
This interest is driven by the situation of tourism development in Bali which continues to increase. Local investors dominate the purchase of land which tends to be still cheap, to then be resold to foreign investors. While foreign investors focus on long-term rental asset ownership / leasehold, to then be collaborated with property management companies such as Miel Property to get a good return on investment with hospitality.
